About the Las Gaviotas Community...

This prestigious gated community of 300 homes was developed by a California builder (VERY IMPORTANT) in the early 70's. In order to market the development in California it had to be built according to California codes which were AND ARE much more stringent than Mexican codes. For example there is an on site water filtration plant, a sewage treatment plant and underground utilities. In 35 years there has never been a property ownership dispute and title insurance is readily available.
The community has a beautiful clubhouse, library/mail room with free long distance and internet service, a large pool and spa, a tennis court, shuffle board courts, a children's playground and even a putting green! The fountains, green belts, gardens and recreational areas are maintained by a full time staff of 14. There is a beach and the surfers consider Las Gaviotas one of their favorite spots.

SECURITY IS OF PARAMOUNT IMPORTANCE to the community and there are 13 full time, professional, trained, uniformed guards that check all entrants and patrol the streets 24/7. Because Las Gaviotas is, without question, the most "complete" and secure community in northern Baja there are numerous multi-million dollar homes owned by successful people who invest carefully.

The demographics of Las Gaviotas have changed in recent years from older retirees to middle age professionals wanting to own something in an ocean front community that is no longer affordable north of the border. This resort oriented community allows those homeowners, who choose to do so, to rent their properties on a daily basis (typically the weekends) resulting in a positive cash flow situation long ago rendered "not doable" in California due to escalating real estate values. So it's possible to own a property here (like ours) that pays for itself, can be used when not rented and be your eventual retirement home.....all while appreciating in value. There are several on-site property management folks to help you. Utilities are comparable to San Diego while property taxes are extremely low.

As a homeowner here you would no doubt procure a Sentri pass enabling you to avoid the long waits at the border. With it travel time to Lindbergh Field is about an hour and about half that time to Tijuana International. Most homeowners here enjoy U.S. phone service through Vonage, high speed internet, home delivery of the San Diego Union Tribune and U.S. DirectTV although Las Gaviotas has its own free cable system. It has all the conveniences of a San Diego suburb (we lived in Solana Beach for 20 years prior to moving to Mexico)with much less traffic and more affordable.....for now. Don't know the full impact the "Trump Ocean Resort Baja Mexico" up the road will have on real estate values in this area but it won't cause them to go down for sure.

Since buying here eleven years ago our children have married and now live in the southeastern U.S.(Atlanta/Raleigh)and MOST importantly have blessed us with three beautiful grandchildren. Our objective is to sell our much loved Las Gaviotas home for $895,000, buy a home close to the kids and buy another smaller place here locally. The friends and neighbors we have here are simply the best. They are on the short list of why Las Gaviotas is the best place to live anywhere.
